Flooring in Douglasdale

Douglasdale dates largely to the 1990s, which makes it one of the more established communities in Calgary’s southeast. The trees are mature, the streets are settled, and the homes have had enough time for two important things to happen: the original flooring has been replaced at least once, and the house itself has finished moving.

That changes the work. In newer southeast communities we are usually upgrading a floor that still functions. Here, we are often uncovering what previous owners covered up — and quite frequently finding hardwood that deserves another life.

What the Homes Are Like Here

Douglasdale housing is mostly detached: two-storey family homes and bungalows, with attached garages, formal entries and, in many cases, hardwood on part of the main floor from the original construction or an early renovation.

Basements in these homes were typically finished years ago, often in carpet laid over a thin pad directly on the slab. Subfloors upstairs are sheet panels that have had three decades to loosen, which is why squeaks are so common in homes of this vintage.

The Flooring Work We Do in Douglasdale

  • Refinishing hardwood that is dull, scratched or simply the wrong colour for today.
  • Replacing dated basement flooring, this time with the slab properly tested and levelled.
  • Subfloor repair, done while the old floor is up.
  • Board repairs in hardwood damaged by pets, water or furniture.
  • Whole main-floor replacement where the existing floor is past saving.

Refinishing Beats Replacing More Often Than People Expect

A hardwood floor that looks worn is not usually a worn-out floor. The finish takes the damage: scratches, dulling, grey traffic lanes. The wood beneath is often untouched.

Refinishing removes that damaged finish, levels the surface and applies a new one. The floor you end up with is the floor you already own, renewed — at a cost that typically sits well below replacing it with new material, especially once removal and disposal are counted.

The limits are specific and easy to check. A floor that has already been sanded several times may have too little wood above the tongue. Black pet staining that has penetrated the boards will not sand out and needs those boards replaced. Severe cupping from a past water problem has to stabilize before anything else happens. We look for all three before recommending a route.

Thirty-Year-Old Subfloors

The other Douglasdale signature is movement. As framing lumber dried over decades, the nails holding subfloor panels loosened, and the panels now rub against those fasteners and against the joists. The result is the squeak that has been in your hallway for fifteen years.

It is a simple repair — screwing the subfloor back down into the joists — but it is only simple while the floor covering is off. That makes a flooring replacement the natural moment to deal with it, and it is why we walk and mark the whole exposed deck before installing anything new.

Floors That Suit Douglasdale Homes

Pricing in Douglasdale

Citywide pricing applies: hardwood $8 to $16 per square foot installed, vinyl plank $8 to $15, carpet $4 to $8, with removal at $0.50 to $3 and subfloor preparation at $1 to $4 per square foot. Refinishing is quoted by area and scope, and it almost always costs a fraction of replacing the same floor. Older homes need a little more preparation than newer ones, which we allow for openly. FAQ

Douglasdale Flooring FAQs

Our 1990s hardwood looks tired. Refinish or replace?

Refinish first, if the boards are sound. Hardwood from that era is usually solid and thick enough to sand, and refinishing reuses the wood you already own rather than paying for new material, removal and disposal. We check thickness, previous sanding and any staining before recommending either route.

The basement was finished in the late 1990s. Can the flooring just be swapped?

Usually, but what is underneath matters. Basement carpet of that age often sits on a thin pad directly over the slab, and the slab beneath has never been tested. We remove it, test for moisture, check flatness, and only then choose the new floor.

Why does our upstairs squeak so much?

Thirty years of seasonal movement has loosened the fasteners holding the subfloor to the joists. It is normal, and it is straightforward to fix by screwing the panels back down while the old carpet is off — far easier than after a new floor is installed.

Can you match new hardwood to our existing floor?

Sometimes. Species and width can usually be matched; colour is harder, because an existing floor has ambered with age. The most reliable result comes from weaving new boards into the old floor and then refinishing the whole area so everything reads as one floor.

Is engineered hardwood a good option in an older home?

It is an excellent option, especially over a basement slab or where wide planks are wanted. On a main floor with a sound wood subfloor, solid and engineered both work — the choice comes down to refinishing expectations and budget.
