Flooring in Auburn Bay
Auburn Bay was built from the mid-2000s through the 2010s around its own lake, next to the South Health Campus. That timing matters: most homes here are now between ten and eighteen years old, which is exactly when original flooring stops looking acceptable and unfinished basements start becoming family rooms.
It is a different phase from the newest lake community down the road. In Mahogany we are mostly upgrading flooring that is still relatively fresh. In Auburn Bay we are usually replacing flooring that has done its job and is finished.
What the Homes Are Like Here
The community is predominantly family housing: two-storey homes with attached garages, plus townhomes and apartment-style condos closer to the commercial areas and the hospital. Floor plans follow the era — open main floors, a flex room or den near the entry, bedrooms and a bonus room upstairs, and a basement left unfinished at possession.
Subfloors are generally sound. Slabs from this period are reasonably flat, and framing has had time to dry and settle, which means the squeaks that show up now are straightforward to fix while the old floor is up.
The Flooring Work We Do in Auburn Bay
- Whole main-floor replacements, most often from builder laminate to vinyl plank.
- Basement developments, including bathrooms and media rooms.
- Carpet and stair replacement once the original carpet flattens along the traffic path.
- Entry and mudroom tile for lake and winter traffic.
- Squeak repairs in upstairs floors, done while the carpet is off.
The First Replacement Is the Important One
A home’s first flooring replacement sets the standard for the next fifteen years, and it is the moment to correct what the builder package could not justify.
Three upgrades consistently pay off in Auburn Bay homes. The first is wear layer: moving from a thin builder-grade vinyl to 20 mil changes how the floor looks after five years of kids and dogs. The second is carpet pad: an 8 lb rebond under a denser carpet stops the flattening that made the original carpet look tired. The third is fixing the subfloor while it is exposed — screwing down loose panels, flattening dips — which costs little now and is expensive to revisit later.
Basements a Decade On
Developing a basement in a home this age is usually straightforward, but three checks come first.
Moisture. Every slab is tested before a floating floor goes down, regardless of the home’s age.
Flatness. Slabs poured in the 2000s are typically better than older concrete, but they still slope toward a floor drain and can carry dips that a long plank will rock over.
Height. If you are adding an insulated subfloor panel system for warmth, remember it raises the floor — which changes the bottom stair riser and the clearance at the basement door. We calculate that before ordering.
