Flooring in Okotoks
Okotoks is a town with two distinct halves, and the flooring work reflects that split neatly. Near the Sheep River valley and the older core, homes have age, character and — often — hardwood worth uncovering. Out in the subdivisions built from the 1990s onward, the housing and the flooring questions look much like Calgary’s suburbs.
We work in both, at the same rates we charge in the city, with the same itemized estimates and no deposit.
What the Homes Are Like Here
Older Okotoks homes carry the construction of their era: smaller, more separated rooms, board or early sheet subfloors, basement slabs poured as working surfaces, and frequently solid wood flooring under later coverings.
Newer subdivisions bring open main floors, bonus rooms, unfinished basements and builder flooring packages specified to a price. Subfloors there are flat and sound, and preparation costs are correspondingly lighter.
The Flooring Work We Do in Okotoks
- Refinishing hardwood in older homes.
- Builder-grade upgrades in newer subdivisions.
- Basement developments across both.
- Subfloor repair and levelling in older properties.
- Stairs and upstairs carpet replacement.
Two Towns, Two Conversations
In an older Okotoks home, our first question is what is under the current floor. Carpet laid over hardwood in the 1980s or 1990s has often protected the wood beneath it, and lifting a corner in a closet answers the question in minutes. Where the wood is sound, refinishing gives a better result than any new product at a fraction of replacement cost.
In a newer subdivision home, the wood question rarely arises. There, the conversation is about wear layers, carpet pad and which rooms deserve the upgrade — the same discussion we have across Calgary’s newer communities.
The one thing both share is preparation. Older homes need more of it; newer ones need less; neither needs none.
Basements and River Valley Ground
Basement work in Okotoks follows the same process as anywhere: test the slab for moisture, check flatness across the room, deal with any old adhesive, then install a floor suited to below-grade conditions.
Ground conditions vary from street to street in any town, and testing rather than assuming is the point. A slab that reads dry gets a straightforward installation; one that reads high gets a different specification or a moisture-mitigation layer. It takes minutes and avoids the most expensive kind of failure.
