Flooring in Signal Hill
Signal Hill climbs the slope above Calgary’s west side, built out largely through the 1990s. The homes are family two-storeys, many with walkout or partial-walkout basements thanks to the topography, and a good number have city views from the upper floors.
The flooring conversation here has a distinctive character, because so many of these homes were built with oak. Thirty years on, that oak is usually structurally fine and stylistically dated — which makes Signal Hill one of the communities where refinishing, rather than replacement, is most often the right answer.
What the Homes Are Like Here
Expect two-storey layouts with a formal entry, a main floor that combines hardwood and tile, carpeted stairs and bedrooms, and a basement that steps out to the yard or sits partially above grade.
Subfloors are sheet panels in reasonable condition, and slabs from the 1990s are better than 1980s concrete though still worth checking. The most common structural nuisance is squeak, from three decades of framing movement.
The Flooring Work We Do in Signal Hill
- Refinishing oak in updated colours, from natural to dark.
- Board repairs ahead of refinishing, where pets or water have marked the floor.
- Walkout basement flooring, including the door transition.
- Stair refinishing to match a newly refinished main floor.
- Full replacements where the existing wood is past saving.
The Colour Question
Most Signal Hill homeowners who call us about hardwood do not dislike the floor — they dislike the colour. Honey and golden oak tones defined the 1990s, and they read as dated against today’s paint colours and cabinetry.
Refinishing solves that completely. Sanding takes the floor back to bare wood, at which point it can be stained in any tone, or finished natural with a clear water-based product that keeps the wood pale rather than ambering it. Oak takes stain evenly, which makes dramatic colour changes achievable without patchiness.
Two practical notes. Test the colour on your actual floor rather than a sample board, because the same stain reads differently on different wood. And matte or satin sheens hide daily wear far better than the semi-gloss finishes that were standard when these homes were built.
Walkouts on the Slope
The hillside gives Signal Hill its views and its walkout basements. For flooring, those basements behave like any below-grade space — the slab is tested for moisture, checked for flatness and levelled where needed — with one addition.
The walkout door is an exterior door in daily use, bringing grass, snow and mud straight onto the finished floor. It deserves the same treatment as a front entry: a hard, waterproof surface in that zone and a mat with enough length to actually catch what comes in.
What Happens Before Refinishing
Refinishing is not just sanding. Before the machines come out, damaged boards are replaced, loose boards are re-secured and protruding fasteners are set below the surface, because everything left in the floor gets locked in by the new finish.
It is also the moment to deal with squeaks. Once the finish is down, fixing a squeak means disturbing it — so the sequence always runs repairs first, then sanding, then finish.

Pricing in Signal Hill
Citywide pricing applies: hardwood $8 to $16 per square foot installed, vinyl plank $8 to $15, carpet $4 to $8, with removal at $0.50 to $3 and preparation at $1 to $4 per square foot where needed. Refinishing is quoted by area and scope and consistently costs a fraction of replacing the same floor, which is why we price both. Stairs are quoted per step.
