Flooring in Cityscape
Cityscape is one of the newest communities in Calgary’s northeast, built through the 2010s and 2020s. Most homes here are on their first floor covering, and many owners are either in their first year or still waiting on possession.
That creates an opportunity that older communities do not have. The cheapest, fastest flooring project in any home is the one done while the house is empty — and in a brand-new community, plenty of owners are only weeks away from that window without realizing it.
What the Homes Are Like Here
Cityscape housing is recent and varied: detached family homes, duplexes and townhomes, with open main floors, bedrooms upstairs and unfinished basements. Builder packages typically include laminate or entry-level vinyl on the main level, carpet elsewhere and basic tile in bathrooms.
Structurally these homes are as straightforward as they get. Subfloors are flat and clean, slabs are new, and preparation costs are usually minimal — which makes the labour portion of an upgrade lower here than in almost any other part of the city.
The Flooring Work We Do in Cityscape
- Pre-move-in upgrades, replacing builder flooring in an empty house.
- Whole-home replacements for owners already settled in.
- Basement planning and development, often a year or two after possession.
- Stairs, upgraded when the main floor changes.
- Early squeak repairs, caught while the floor is up.
The Window Between Possession and Moving Day
An empty house needs no furniture moved, no phasing and no working around a family’s routine. The crew can run continuously from removal through installation to trim, which shortens the project and reduces the labour cost.
If your possession date and your moving date are even a week apart, that gap is the ideal time to change the flooring. Where it is not possible, we phase the work by zone instead — it simply takes longer and costs a little more in labour.
One planning note: material needs 24 to 48 hours in the home to acclimate before installation. In a schedule built around a moving truck, that matters, and we factor it into the dates we book.
Warranty, Honestly Explained
Alberta’s new home warranty covers the home as it was delivered, with coverage running from one year on materials and labour through to ten years on structural elements.
Flooring is a finish. Replacing it generally removes that specific item from the builder’s coverage, and the new floor is then covered by the installer’s workmanship warranty instead. That is a normal trade-off — many owners decide a better floor is worth it — but it is worth a conversation with your builder before changing anything in the first year, particularly if there are outstanding warranty items in the same rooms.
Plan the Basement Before You Develop It
Most Cityscape basements are still unfinished, which is the best possible time to make two decisions.
First, whether an insulated subfloor panel system will be used. It adds warmth and raises the floor by roughly an inch, which changes the bottom stair riser and the clearance at the basement door.
Second, what the finished floor will be. Knowing that now means the stairs, the transitions and any future bathroom tile all work together when the development happens, rather than being improvised around decisions made years earlier.
Floors That Suit Cityscape Homes
- Luxury vinyl plank in 20 mil across main floors.
- SPC flooring where durability and stability matter most.
- Carpet in bedrooms and on stairs, over a proper pad.
- Porcelain tile at entries and in bathrooms.
Pricing in Cityscape
Pricing is the same across Calgary — vinyl plank $8 to $15 per square foot installed, carpet $4 to $8, porcelain tile $8 to $15 — with removal at $0.50 to $3 and preparation at $1 to $4 per square foot where needed. New homes typically need the least preparation of any project we quote, so the totals here sit at the lower end. Compare them against your builder’s upgrade pricing before signing the upgrade sheet.
